creating transition in vistitle

trying to create a blur dissolve in vistitle. i highlight it and it puts a colored bar under the titler, and when i play it in the preview window in vistitle is shows it, but when i take it out to my timeline, the title just dissolves in/out.
what render/create button do i hit in vistitle. im not seeing that action
