click the down arrow of the fade out or fade in tool on the timeline tool bar and select fade audio
or manually do it with the rubber banding, my preferred method

How to fade audio out just fade without linked or unlinked just make the audio fade out without any clips following it?

In July this is going to be very easy ;)

If you add a default transition, and audio video is LINKED (ie, it is not grouped nor unlinked) and the upcoming clip is also the same way, an audio transition is added once you add a video transition.
PS. Please don't capitalize words in the subject line, I'm sure everyone here can see what you said already :)
